FAQ — Queensland Landlord OS | ANJAE Australia

Question 1

What is Queensland Landlord OS?

Accepted Answer

Queensland Landlord OS is a Microsoft Excel workbook designed specifically for Queensland self-managing landlords. It gives you a structured system for managing your rental property — including a rent ledger, expense tracker, maintenance log, compliance reminders, and move-in/vacating checklists — all in one file.

Question 2

What's the difference between Starter and Pro?

Accepted Answer

Starter covers the core essentials: rent ledger, expense tracker, maintenance log, and move-in/vacating checklists. Pro adds the portfolio dashboard (manage multiple properties in one file), advanced compliance tools, and additional reporting features. Both are one-off purchases with no subscription.

Question 3

Does it work on Mac?

Accepted Answer

Yes. Queensland Landlord OS works in Microsoft Excel on both Windows and Mac. It requires Microsoft Excel — it is not designed for Google Sheets or LibreOffice, and some features may not work correctly in those applications.

Question 4

Do I need an internet connection to use it?

Accepted Answer

No. Once downloaded, the workbook works entirely offline. There is no ANJAE account, no platform login, and no cloud dependency. Your data stays in your Excel file, on your computer.

Question 5

Is this a one-off payment or a subscription?

Accepted Answer

One-off payment. You pay once and own the workbook. There are no recurring fees, no annual renewals, and no subscription charges.

Question 6

What payment methods do you accept?

Accepted Answer

We accept all major credit and debit cards (Visa, Mastercard, American Express) through Stripe's secure checkout. All prices are in Australian dollars (AUD).

Question 7

How do I receive my files after purchase?

Accepted Answer

Immediately after payment is confirmed, you'll receive a confirmation email with secure download links. You can also download your files directly from the order confirmation page. Download links are valid for 1 hour — if they expire, return to your order confirmation page to generate new ones.

Question 8

Can I upgrade from Starter to Pro later?

Accepted Answer

Yes. If you purchased Starter and want to upgrade to Pro, contact us at support@anjae.com.au and we'll arrange a discounted upgrade for you.

Question 9

Is the tool specific to Queensland?

Accepted Answer

Yes. Queensland Landlord OS is built specifically for Queensland's residential tenancy framework — the Residential Tenancies and Rooming Accommodation Act 2008 (RTRA Act) and the RTA's forms and procedures. It is not a generic national tool.

Question 10

Does using this tool mean I'm compliant with Queensland tenancy law?

Accepted Answer

No. Queensland Landlord OS is a digital organisation tool — it helps you track, record, and manage your property. It does not provide legal advice, and using it does not guarantee compliance with Queensland tenancy law. Always consult a qualified professional for advice specific to your situation.

Question 11

Does it cover the RTA's required forms?

Accepted Answer

The workbook includes references to key RTA forms and procedures, and helps you track when forms are due. However, you are responsible for obtaining and completing the correct RTA forms. We recommend using the official RTA website (rta.qld.gov.au) for all official forms.

Question 12

What if I need help with the workbook?

Accepted Answer

Email us at support@anjae.com.au and we'll get back to you as soon as possible. Include your order reference number so we can assist you quickly.

Question 13

What is your refund policy?

Accepted Answer

Because Queensland Landlord OS is a digital download, we generally do not offer refunds once the files have been downloaded. If you have a problem with your purchase, contact us at support@anjae.com.au and we'll do our best to help.
